But most sellers don't have $15,000–$40,000 sitting around to invest before they've received a single offer. So they list as-is, accept lower offers, and wonder what could have been.
We solve that. Through our partnership with Side, we can offer qualifying sellers access to pre-sale renovation capital with no out-of-pocket cost upfront. The loan is repaid directly out of escrow when the home closes.
How It Works
We submit your listing agreement and project estimates. Approval takes about 5 business days.
Once approved, capital is distributed within 2 business days to begin your pre-sale improvements.
Renovations are complete. Your home enters the market looking its absolute best.
The loan amount is repaid out of escrow at closing. Nothing out of your pocket before then.

This program is available to qualifying sellers in California only. Funding is subject to approval and additional contractual terms. Loan amounts range from $10,000–$50,000 per listing. A 3% initial loan fee applies and is included in the first 90 days. The loan is repaid directly out of escrow at the close of escrow — no out-of-pocket cost is required prior to closing. Maximum loan term is 270 days from disbursement. Eligible improvements are limited to cosmetic upgrades including paint, flooring, landscaping, fixtures, and staging.
